From retrofit to historic renovation to new construction
We’ve helped architects, GCs, and owners of hundreds of buildings to meet difficult construction challenges and achieve the benefits of custom architectural glazing and commercial window and door replacement. Consider us your full-service provider for a wide range of glazing and fenestration requirements.
Estimating and pre-construction
Unlike many installers, Graboyes Commercial utilizes a dedicated estimating and preconstruction staff. With this team, the company is able to ultimately design, build, and deliver the best glazing system solution. This includes field surveys, dimensioning, production of all shop drawings, generating detailed installation sketches, and performance applications.
BIM – virtual construction meets real world coordination
At Graboyes our team uses BIM (building information modeling) to design, develop workflows around, and manage installation of the façade of a building. During construction, we use BIM to support coordination and collaboration with the architect, general contractor, and other specialty subcontractors while coordinating installation of the various façade components such as steel, concrete/masonry, glazing systems, weatherproofing systems, and roofing. A key benefit of using BIM is that it allows us to discover collisions, clashes, and difficult interfaces between systems and develop solutions prior to real world construction, thereby avoiding costly delays and system failures.
Design-build
Our team is always pleased with the opportunity to work with owners or architects throughout the entire timeline of a project in order to provide an advanced level of knowledge..
Project management
Our project management team provides oversight to multiple projects, with particular expertise in highly occupied spaces and challenging schedules. With our window replacement and glazing system experience in hospitals, schools, court houses, offices, and condominiums, our team understands the sensitivity required to minimize disruption. Likewise, our personnel recognize the increasing importance of coordinating with other trades on a renovation or new construction job site. Our expertise and specialized resources allow us to manage difficult construction challenges, meet fast track deadlines, and manage multiple mobilizations.
Field personnel
Graboyes is a union contractor, signatory with both the carpenters and glaziers unions. We participate in their union apprenticeship programs and have done so for many years, including recruiting and training talented minority and female apprentices. Our dual union affiliations allow us to handle increased workforce demands.
Retrocommissioning
Retrocommissioning is a process that seeks to improve how building equipment and systems function together. When it includes the glazing systems, this process can optimize a building’s operations and maintenance (O&M) procedures to enhance overall building performance. The process begins with a detailed survey of all glazing in the building, whereby we examine operation, sealants, glass, and hardware. Our service and maintenance team acquires the necessary parts, along with stock for future use, and completes the servicing process with minimal disturbance to building occupants.
Energy and performance solutions
Retaining a facility’s older glazing systems can be expensive, as many are made of single-pane glass with no tints or coatings. In the Northeast, this condition results in energy loss from heat coming through in the summer and escaping in winter. Painting, repairing, and caulking old wood or steel windows or other glazing systems can add to annual maintenance costs. Energy Savings Companies (ESCOs) value our design-build capabilities and superior expertise in executing occupied-space retrofit projects when considering glazing system upgrade as a viable ECM (energy conservation measure).
Existing-building, occupied-space, and white-glove installation and service work
We’re known for our expertise and careful attention while working in existing buildings including occupied spaces. Our clients’ trust in our white-glove installation work has made us the glazing contractor of choice for hundreds of high-end condominiums, apartments, universities, hospitals, and office buildings.
