Empowering your team to achieve advanced building performance
We provide the automated building performance tools and expertise that get you to predictive maintenance and continuous commissioning.
Our company has a long history of helping building owners create more efficient building envelopes.
With the addition of our Graboyes Smart Buildings team, we also provide the tools and expertise to apply critical intelligence about the operation of other important building systems, such as HVAC and lighting.
Optimize building performance with our actionable data, analysis, and insight
Many facility operators have busy in-house staff who don’t have enough time in the day to execute every single beneficial action — activities that could be optimizing your building’s operation at significant benefit to you.
As an extension of your team of professionals, we provide extensive experience and cutting edge resources in support of their role. They, in turn, have ongoing detailed understanding of:
(1) deficiencies that can be proactively corrected to avoid costly repair or downtime and
(2) valuable opportunities to fine tune your building performance
With our predictive and diagnostic tools and expert guidance, we will extract and analyze important data so that focused action can be taken – for a facility and a complex that is more reliable, energy efficient, comfortable, healthy, and valuable.
Insights that drive your team to greater success:
- Setpoint adherence
- Schedule adherence
- Tenant comfort
- Field equipment functionality
- Primary equipment functionality
- Boiler / chiller / central plant optimization
- SOO modification opportunities from ASHRAE high performance guidelines
Graboyes Smart Buildings offers two tiers of service:
Tier one – Smart Buildings Platform
(.5 cents per square foot per month)
We use a fault-detection and diagnostics platform to curate and analyze building automation data and provide weekly reports with accompanying actionable guidance — like having a “continuous commissioning.”
Within the first year a typical result would be an approximate 10 percent reduction in utility spend. In a 100,000-square-foot building, for example, you would spend $6,000 annually for our service and save an estimated $25,000 annually on your utility spend.
Additional benefits include:
- Reduced repair and replacement budget with fewer emergency repairs
- Increased uptime of HVAC system
- Potential qualification for utility rebates
- Increased tenant satisfaction
Tier two – Smart Buildings Platform Plus
(one cent per square foot per month)
Our second tier of service provides the service described in tier one (Smart Buildings Platform) plus our maintenance of your Energy Star benchmarking information. (In Philadelphia for example, this service provides support in meeting the city’s benchmarking requirements for buildings greater than 50,000 square feet.) We enter your data into the EPA’s Portfolio Manager and provide monitoring and verification of energy savings activities in your building.
